I should first say, we( Pam my loving wife and I) have worked over plans for some 3 years before finially settling down with an architect an comitting the dream to paper, and then the bidding begain.

I've started from the ground up with:

1. excavation/site prep
2. foundation/ stained finished
3. steel framing
4. plumbing
5. electrical
6. hva/c
7. masonary
8. drywall
9. paintering
10. roofing

but right off the bat, the excavtion alone was going to suck-up 15% of our alloted building fund, so I had to rethink the foundation plan.
